The property is being offered in the bankruptcy proceedings of Wolf Lake Development LLC, Case No. 26-10031, United States Bankruptcy Court for the Western District of North Carolina. Selling AS-IS, WHERE IS, subject to Bankruptcy Court approval.
Iron Horse Auction Company, Inc. is offering a partially completed modular residence on a wooded mountain lot near Wolf Creek Lake (also known as Wolf Lake) in Jackson County, North Carolina. The property offers filtered lake views and an opportunity to complete and repair an existing home in a mountain setting. This offering includes the house and approximately 2.11-acre lot only.
Layout: Two-Bedroom / Two-Bath Main-Level Layout | Unfinished Basement
Acreage: 2.11± Acres (wooded, sloped)
Views: Partial lake views filtered by trees (may vary seasonally)
GPS Coordinates: 35.221713, -82.991584
Apple Maps: Open House Location in Apple Maps
The main level has a two-bedroom/two-bath layout, with an unfinished basement below. Kitchen cabinetry, portions of drywall and interior finishes, and some bathroom components are in place. Kitchen and bathroom installations, flooring, trim, exterior work and other construction remain incomplete. The bathroom count describes the layout, not two completed, functioning bathrooms.
- Observed water damage includes ceiling staining, discoloration and deteriorated finishes in multiple areas
- The rear elevated deck is currently unsafe for use
- Interior stairs to the basement have not been installed
- The home requires repair and completion
- No representation is made as to a percentage complete, completion cost, working utilities or readiness for occupancy
The approximately 2.11-acre lot is mostly wooded and sloped, with partial lake views filtered by trees that may vary seasonally. The approach to the house is steep and unimproved. No direct lake frontage is included.
Located in the Tuckasegee area of Jackson County, the property sits near Wolf Creek Lake, also known locally as Wolf Lake. The surrounding mountain region offers hiking and waterfalls in Panthertown Valley within the Nantahala National Forest. Other regional destinations include Cashiers, Sylva, Western Carolina University in Cullowhee, the Blue Ridge Parkway and Harrah’s Cherokee Casino Resort in Cherokee.
Snow Blossom Trail is a private road shown within a 45-foot right-of-way. A recorded 20-foot driveway access easement across neighboring Tract A connects Snow Blossom Trail to the house tract, following the soil road depicted on the survey (Deed Book 2317, Page 794). The easement places maintenance of improvements within that right-of-way on the grantee. The approach is steep and unimproved.
A separate recorded easement burdens part of the house tract for the neighboring tract’s septic system (Deed Book 2317, Page 797; lines E1–E6 on the survey). Review the survey and recorded documents for locations, rights and obligations.
The property is subject to Wolf Lake Property Owners Association covenants and rules. Recorded covenants provide community lakefront common-area rights, subject to association rules, but expressly exclude Lot 2 from common-dock use. No dock slip is offered. Current dues, assessments, account status and construction requirements are being confirmed.
Saved county records dated August 28, 2026, list building permit BLD-2021-21946-2-19645 as expired and the well and septic applications as on hold. Historical worksheets record passed footing, foundation and modular marriage-wall inspections, along with later reinspection/canceled entries. Those historical results do not establish current condition or approval for occupancy.
Final building/trade approvals, a certificate of occupancy, and completed, approved well/septic service have not been verified. Buyers should consult Jackson County regarding current permit status and the requirements to resume construction and obtain occupancy approval.
No on-site inspections are offered. Contact the auctioneer with questions about the property or available information.
An extensive gallery of detailed photographs taken October 7, 2026, is provided to show the house’s observed condition, unfinished areas, visible damage and additional building materials stored at the property. Review the full gallery and available due diligence documents before bidding. Photographs do not establish hidden conditions; the inclusion, quantity and usability of stored materials are not confirmed unless identified in the final sale terms.
Online-only auction of the house and approximately 2.11-acre parcel, subject to Bankruptcy Court approval.
Buyer’s Premium: 10% — added to the final high bid to determine the final contract purchase price.
Deposit: 20% of the final contract purchase price due within three (3) business days following execution of the purchase contract, payable to the Iron Horse Auction Co., Inc. Escrow Account.
The property is offered AS-IS, WHERE IS, with all faults. The purchaser will not assume the seller’s existing mortgage debt, delinquent property taxes or other prior debt secured by the property. Under the confirmed Bankruptcy Plan, the sale is free and clear of liens and claims. Recorded easements, covenants and ongoing ownership obligations remain subject to governing documents and applicable court orders.
Refer to the auction website’s complete Terms and Conditions, governing court documents and Auction Purchase Contract before bidding.
Descriptions, acreage, maps and photographs are provided to assist buyer due diligence and are not guaranteed. Buyers should review the available records and obtain independent advice concerning condition, repair and completion requirements, title, easements, covenants and permitted use before bidding. No on-site inspections are offered; contact the auctioneer with questions. No warranty is made regarding structural condition, utility operation, permit status, occupancy eligibility or the cost of completing the home, except as expressly provided in the governing sale documents.
